Fitting new hardware to century-old doors

New hardware on an old Fall River door is rarely a drop-in. Doors here were built to varying standards, many have been planed over the decades, and a good number sit in frames that have shifted with the slope the house stands on. Backsets vary, stiles are sometimes too narrow for a standard deadbolt, and the door often no longer sits square.

Fitting a modern deadbolt usually means adapting the installation rather than forcing the door to accept a template — a different backset, a filler plate over an old mortise cutout, or a strike repositioned into solid framing instead of the soft edge of a century-old jamb.

The strike plate is the part most often done badly. A deadbolt is only as strong as what the bolt lands in, and a plate held by short screws into the casing will tear out under a kick no matter how good the lock is. Three-inch screws reaching the framing behind the jamb are the cheapest security upgrade available, and on the older frames here they matter more than the brand on the lock.

What actually survives the marine air

Exterior hardware on the South Coast takes a beating that inland hardware does not. Salt carried off Mount Hope Bay, freeze-thaw cycling, and humid summers all work on the mechanism and the finish, and cheap hardware fails here by seizing rather than breaking.

Solid brass internals hold up markedly better than pot metal. Stainless components rated for marine or coastal exposure are worth the premium on any door with a clear line to the water. Finish matters less for longevity than people assume, with one exception: unlacquered finishes on exposed doors will corrode visibly within a couple of seasons here.

Grade is a better guide than brand. ANSI Grade 1 is commercial-duty and worth it on a door in constant use; Grade 2 suits most residential exterior doors; Grade 3 is the discount two-pack and belongs on an interior door, if anywhere. On a west-facing exterior door in this city, going one grade up is the cheapest way to avoid paying twice.

Smart locks, honestly assessed

Smart locks solve real problems — keyless entry, access you can grant and revoke remotely, a record of who came and went. For a rented unit or a property with cleaners and contractors coming through, that is genuinely useful, and Fall River has a lot of owner-occupied triple-deckers with tenants upstairs where it earns its keep.

They also add failure modes a mechanical lock does not have. Batteries die at inconvenient moments, cold weather shortens their life, and salt air is no kinder to electronic contacts than to brass pins. Anything on an exterior door should have a mechanical key override, and that override key should live somewhere other than inside the house.

The other consideration is the door itself. Smart deadbolts are heavier and put more load on alignment, so on a door that already binds — common on the hill — a motorised bolt will fail to throw where a hand-turned one manages. Fixing the alignment comes first; the smart lock second.
